UPDATED COVID REFUND POLICY – December 1, 2021

There is no requirement for you to be COVID vaccinated to stay in our rental properties. You may find that there are other businesses including cafes, pub or clubs that do have that requirement as mandated by the QLD government.

If your booking has to be cancelled due to a NEW or EXISTING COVID-19 lockdown that means you cannot travel from your home, or are not allowed access to Straddie due to a lockdown, you will receive a FULL REFUND (less Credit Card Fees) for any booking made after 2 June, 2020.

For bookings made after 6 January, 2022:

If you are forced by government direction to quarantine at home due to you having contracted COVID 19, or as a result of being deemed a Close Contact as per the government definition, and you therefore cannot travel to the island, you will be refunded in full less a 10% COVID Administration fee. We may require some sort of documentary proof.

If you are already on the island and you are forced to quarantine by a government direction, you must leave the property as soon as is practicable to allow for COVID cleaning to occur prior to the next guests arrival. There will be no refund in this case.

Terms and Conditions of Holiday Rental

As per Queensland Government regulations, you are required to provide contact details of everyone in your party as part of the Guest Registration process.

PLEASE NOTE: A MINIMUM $1,000 ($2,000 IN SEPTEMBER SCHOOL HOLIDAYS OR OTHER TIMES AS DEEMED NECESSARY), SECURITY BOND MUST BE PROVIDED PRIOR TO KEYS BEING ISSUED AND ACCESS TO THE PROPERTY GRANTED. THIS IS DONE AS A ‘PRE-AUTHORISATION’ BY YOUR BANK ON THE CREDIT CARD YOU MUST SUPPLY, AND WILL BE CANCELLED SHORTLY AFTER YOU VACATE AND ONCE A PROPERTY INSPECTION HAS BEEN PERFORMED.

PLEASE NOTE, NONE OF THE HOLIDAY RENTAL PROPERTIES OFFERED BY DISCOVER STRADBROKE ALLOW SCHOOL OR UNIVERSITY STUDENTS TO OCCUPY PROPERTIES WITHOUT AT LEAST TWO SUITABLE PARENTS/ADULTS (AGED 30 YEARS OR ABOVE) STAYING FOR THE ENTIRE TIME OF RENTAL.

NONE OF THE PROPERTIES LISTED BY DISCOVER STRADBROKE HAVE THE FACILITIES OR SECURITY SERVICES SUFFICIENT TO PROVIDE A SAFE ENVIRONMENT FOR SCHOOL OR UNIVERSITY STUDENTS WHO ARE NOT SUPERVISED BY ADULTS.

AS THE BOOKER OF THE PROPERTY, YOU MAY BE REQUIRED TO SIGN A STATUTORY DECLARATION. FOR THE AVOIDANCE OF DOUBT, NO PROPERTIES WILL BE RENTED TO UNSUPERVISED ‘YOUTHS’, AND ANY BOOKING MADE AND PAID FOR ONLINE WILL BE FORFEITED.

WE RESERVE THE RIGHT TO CANCEL YOUR ACCOMMODATION DURING YOUR STAY OR IF YOU ARRIVE AND THE ABOVE CONDITIONS HAVE NOT BEEN MET. NO REFUND WILL BE OFFERED.

  • FUNCTIONS – Strictly NO PARTIES OR FUNCTIONS policy applies to all properties managed by Discover Stradbroke.

Our properties are not suitable for Hens or Bucks parties or to be used for weddings, parties or functions.

The maximum number of guests permitted on the premises is as agreed with the agent at the time of booking. In addition to the following Terms & Conditions, guests must complete and agree to the Guest Registration terms before keys will be handed over.

2  PERMITTED USAGE OF PROPERTIES:
2.1. The Booking for the Property is granted to you in accordance with these Terms and Conditions and only for private domestic holiday use of not more than 42 continuous days.

2.2. Parties, functions (including weddings and large gatherings) and (after) school celebrations are strictly prohibited at the Property.

Breach of this condition will be dealt with in accordance with condition 12 below, and in addition, you will be responsible for the cost of any security, cleaning, garbage removal, wear and tear and general repairs and any other resulting charges. Those charges will be advised to you, and will then be deducted from the Bond and/or charged to any credit card provided when making this Booking and/or Booking Request.

2.3. You must not use the Property for any unlawful purpose.

2.4. As per Redland City Council and Holiday Letting Industry Guidelines, there is a 10.00 pm to 8.00 am outside noise curfew. We require you to move inside and close the doors. Disturbance to any neighbours and the local community, including excessive noise at any time throughout the day or night is prohibited.

Breach of this condition will be dealt with in accordance with condition 12 below. Please be aware we have a great relationship with our local community – if there is any excessive noise, partying or other disorderly behaviours at the Property we will be informed of this.

2.5. The Property may only be occupied by the Guests (including the number of persons) stated on the Confirmation Notice or subsequently agreed by Management in writing. The Property MUST NOT be occupied by any additional persons, including any Visitor other than a maximum of 5 casual Visitors who do not stay overnight or otherwise at the Property.

If any other persons occupy the Property, Management reserves the right to immediately require removal of any unauthorised person from the Property and/or act in accordance with Condition 12 below.

You may be charged additional fees for any unauthorised persons occupying the Property. Where such fees are incurred those fees will be advised to you, and will then be deducted from the Bond (if any) and/or charged to any credit card provided when making this Booking and/or Booking Request.

2.6. PARKING – Guests and/or their visitors shall not park vehicles on the premises, except in the specifically designated areas.

2.7. SMOKING In accordance with State Legislation, smoking is STRICTLY PROHIBITED inside any Holiday Rental Property. If guests or their invitees have been smoking inside the premises, costs associated with the cleansing of the property to remove all traces of cigarette smoke will be charged to the guest. This can include dry cleaning of all soft furnishings, drapes/curtains and carpets. Some properties allow smoking outside the premises, but smoking must only occur more than 3 metres away from the doorway of any property and all butts must be disposed of correctly.

2.8. You are required to monitor the behaviour of any Visitor and ensure that they behave in accordance with these Terms and Conditions. A breach of these Terms and Conditions may result in the request for immediate removal of any Visitor from the Property and/or in accordance with condition 12 below. You will be responsible for any costs incurred by Management (or any third party) in enforcing these Terms and Conditions, including against any Visitor. Where such costs have been incurred those charges will be advised to you, and will then be deducted from the Bond (if any) and/or charged to any credit card provided when making this Booking and/or Booking Request.

2.9. Anti-social behaviour by any Guests or their visitors will not be tolerated at or about the Property. Breach of this condition will be dealt with in accordance with condition 12 below, and in addition, you will be responsible for the cost of any security, cleaning, garbage removal, wear and tear and general repairs and any other resulting charges. Those charges will be advised to you, and will then be deducted from the Bond (if any) and/or charged to any credit card provided when making this Booking and/or Booking Request. Anti-social behaviour may include (but is not limited to:
(a) Drunken or obscene behaviour;
(b) Wilful damage to any property at or about the Property, to the Property itself, or to any surrounding or neighbouring property;
(c) Any incident which requires the attendance of the police or any other regulatory authority;
(d) Behaviour which is judged to be abusive or a threat or potential threat, to any Guest, any Visitor or any other person (including Management); and
(e) Failure to abide by any noise abatement order issued by police or any other regulatory authority.

3.0 CHECK-IN AND CHECK-OUT TIMES: Every effort will be made for the property to be available from 2 pm on the day of your arrival, and the property is to be vacated by 10 am on the day of your departure unless notified otherwise, or prior arrangements have been made and agreed upon by the owner and/or agent.

If the premises are occupied past the given times, an extra charge will apply. Minimum fee half-day charge of the nightly rate.

Any request and granting of a late check out must be made and agreed to in writing.

3.1. KEY COLLECTION – It is the guest’s responsibility to confirm key collection with the agent prior to arrival.

  1. VACATING: On vacating, the premises are to be securely locked including all windows, all lights and air-conditioners to be turned off and the keys are to be returned to our office. Premises to be left in neat and tidy condition, dishes washed and rubbish removed. A cleaning fee will be charged to your credit card if additional cleaning is required.

4.0 CLEANING – PLEASE ENSURE THE PROPERTY IS LEFT NEAT AND TIDY. ALL RUBBISH IS TO BE REMOVED AND DISHWASHER FILLED AND TURNED ON. ADDITIONAL CLEANING WILL BE CHARGED TO THE GUEST AT THE DISCRETION OF THE AGENT.

4.1. BBQ’S – THERE WILL BE AN EXTRA $55 CHARGE FOR BBQ’S TO BE CLEANED IF NOT CLEANED PRIOR TO DEPARTURE.

4.2. BREAKAGES, LOSS OR DAMAGE: Notification of any breakages, loss, damages or maintenance must be reported to the agent immediately. Any costs associated with the above, caused by you or your invitees are required to be paid for or replaced by you.

4.3. KEYS AND REMOTES – Loss of keys or remotes will be charged to the guest.

4.4. COSTS: Any costs incurred by the body corporate, on-site manager, managing agent and the landlord which are associated with your holiday booking, will be charged to you at the Agent’s discretion.

4.5. GUESTS PROPERTY LEFT BEHIND – The agent takes no responsibility for items left behind by the guest. If the guest calls to report any items have been left behind the agent will endeavour to retrieve them and there will be a minimum charge arrangement for return will need to be made directly with Discover Stradbroke.

5.0 PAYMENTS 

5.1. CREDIT CARD SERVICE FEE – A charge of 2% of the total cost for accommodation and extras will be applicable on all credit cards used. Discover Stradbroke accepts Visa, Mastercard. Please note that in the event of a cancellation, the credit card surcharge is non-refundable.

5.2. BOOKING FEE: A Fee of $100 is applicable and included in each and every booking made on this website. The Fee is non-refundable subject to the Cancellation Policy — clause 6.0 below.

5.3. DEPOSIT: To confirm your booking you will be required to pay not less than 50% of the value of the accommodation booking arranged on your behalf by Discover Stradbroke Real Estate. (see Cancellation Policy below  6.0)

5.4. TARIFFS: Please be aware that the tariffs listed on our website are reviewed regularly. You will be charged the advertised tariff at TIME Of BOOKING, regardless of any rise or fall subsequently.

5.4.1 TARIFFS:  Please note that rates and/or booking fee are subject to change without notice, This includes property upgrade, renovation, instructions from the owner or genuinely misquoted accommodation tariffs.

5.5. BALANCE OF PAYMENT: Full and final payment must be made 60 days prior to your arrival. If your arrival date is less than 60 days from the date you book, full payment is payable at the time of booking.

5.6. NO BALANCE PAYMENT RECEIVED BY DUE DATE: If, for any reason, your deposit is not received by the due date we reserve the right to cancel your booking and apply appropriate cancellation charges.

6.0 CANCELLATION POLICY:

All cancellations by the guest or agent will incur a cancellation fee.

6.1  If you cancel a booking 60 days or more prior to booking commencement date of the booking, you will be refunded any amount paid over the 50% deposit of the total booking amount. Minus credit card fees.

6.2  Bookings cancelled less than 60 days prior to booking commencement date are not refundable.

6.3  Refunds are not available when shortening your stay.

6.4  If you choose to move a booking to new dates rather than cancelling, a $110 administration fee will apply. The booking must be kept in the same property originally booked and at least 30 days notice given. New dates will need to be chosen that fall within 6 months of the original booking commencement date. Some dates require min stays.

Any increase in tariff due to dates falling within increased tariff periods will need to be paid 60 days prior to arrival. No refund will be given should the new dates fall within a lower tariff period or if the length of booking is reduced.

This will not change the original date with regards to cancellations.

6.5 In the event of renovation/building work being carried out in or near the holiday premises, such work is beyond our control and we cannot accept responsibility for any disturbance, noise or inconvenience you may suffer as a result. No discount will be negotiated for any of the above.

7.0  GOOD FAITH: The Agent makes the booking in good faith. However, the Agent takes no responsibility for actions or changes made by the owner or a third party which may impact on the booking and over which the Agent has no control. This provision includes the property being made for sale or being sold.

Further, the Agent takes no responsibility for descriptions of the property advertised in brochures or any other written material, online, or verbal information given by the Agent or the Agent’s staff or associates.

Web bookings description of the premises is made in good faith. Our staff will describe the premises, position and furnishings to the best of their ability and in good faith. No responsibility or refunds for alleged misrepresentation can be accepted.

Please choose your property carefully using the information provided on our comprehensive website. There is no provision to change properties on your arrival if you are unhappy with your choice. (Other than on the basis that the full rental due be forfeited and full rental on new premises is paid prior to occupancy).

7.1  TRAVEL INSURANCE: As the landlord/agent does not cover your personal belongings under their insurance policy and therefore takes no responsibility for any loss or damage of personal belongings in or on the property, we strongly recommend you purchase Travel Insurance.

For the avoidance of doubt, the Agent or Owner cannot take responsibility for your change in circumstances should you be unable to attend the booking, and may include unavailability of suitable ferry bookings, weather or force majeure circumstances beyond the Agents control, including, but not limited to, flood, weather and fire.

8.0 PROPERTY ACCESS DURING OCCUPANCY: Access may be required from time to time, for necessary repairs, maintenance or maintenance inspections. Discover Stradbroke will always try to give reasonable notice to guests should access be required.

9.0 MACHINERY BREAKDOWN Air conditioners, spa baths and electrical appliances are all subject to break down and sometimes; repairs are delayed due to our location or times of breakage. Please report any breakdowns as soon as possible. Whilst every effort will be made to repair these items as quickly as possible, no guarantee of their availability or serviceability for the duration of a stay is given. NO refund or reduction in tariff will be made for non-availability of any of these items for any part of your stay.

10.0  AFTER HOURS CALLOUTS: We have an after-hours mobile number for Emergency Calls.  0457 445 005

A call-out fee of $110 may be charged to the guest in some instances such as lost keys, lockouts or where there is a breach of our Terms & Conditions.

Any calls to the emergency phone for the following reasons may result in $55 charge to your supplied credit card.

  • Calls requesting late checkout for your stay or to extend your stay.
  • Calls relating to non-essential utilities not functioning. These include but not limited to; WiFi, Foxtel, fixed phone lines, BBQ’S not working and garage doors not opening with remote controls.
  • Calls about arrival information including the property address when we have already emailed this information to your supplied email address.

11.0 PETS – Unless otherwise stipulated NO PETS ALLOWED.

11.1. PETS PERMITTED PROPERTIES – When you are staying in a pet-friendly property or where special permission has been given to keep a pet (max 2 dogs) at a property; care must be taken to ensure the pet remains outdoors; does not go onto furniture & is never locked inside the property.

11.2VACCINATIONS: The pet’s vaccinations must be up to date & the pet is to be free of fleas. Discover Stradbroke reserves the right to act upon the above-mentioned security bond up to 4 (four) weeks from the date of vacate should an outbreak of fleas occur at the premises with the exception if other guests with pets have occupied after your stay.

12. BREACH OF THESE TERMS AND CONDITIONS
A breach of these Terms and Conditions by any Guest or Visitor may result in, but is not limited to:
(a) Your immediate eviction from the Property – in the case of a serious or fundamental breach of these Terms and Conditions. Where you are evicted the Total Booking Fee will be forfeited; and/or
(b) Additional charges being levied in accordance with these Terms and Conditions. Such additional charges will be advised to you, and will then be deducted from the Bond (if any) and/or charged to any credit card provided when making this Booking and/or Booking Request. Provided that should such deduction be insufficient to discharge the total amount of the additional charges or the loss or damage caused by the breach of these Terms and Conditions, then such further amount will be a liquidated debt due and payable by you to Management. Management reserves the right to recover those monies through legal proceedings or otherwise.

 13. CHANGE TO THESE TERMS AND CONDITIONS

We reserve the right to change the wording, add to, delete or modify these terms and conditions and this could happen at any time for any reason. You are encouraged to read and understand these Terms and Conditions prior to booking and immediately prior to your arrival.
